0-4 years old

The indicated HVAC unit was less than five years old and will likely still have a portion of the manufacturer’s warranty remaining. The unit’s serial number can be used to look-up the warranty status of the unit on most manufacturers’ websites.


5 – 9 years old

The indicated HVAC unit was more than five years old and may possibly still have a portion of the manufacturer’s warranty remaining. The unit’s serial number can be used to look-up the warranty status of the unit on most manufacturer’s websites.

PLEASE NOTE: It is an industry standard to recommend that all HVAC units that are out of warranty receive an annual service, coil cleaning, and freon level check by an HVAC contractor prior to the closing of any real estate transaction.


10 – 14 years old

The indicated HVAC unit was more than ten years old and as such it can be reasonably assumed that the unit is fully out of warranty and nearing the end of its useful service life. While it is possible that the unit can still provide some additional years of service, a unit of this age is at an increased risk of failure and may need replacement at any time.

PLEASE NOTE: It is an industry standard to recommend that all HVAC units that are out of warranty receive an annual service, coil cleaning, and freon level check by an HVAC contractor prior to the closing of any real estate transaction.


15 + years old

The indicated HVAC unit was more than 15 years old and by industry standards is well its expected useful service life. While it is possible that the unit can still provide some additional years of service, a unit of this age is at an increased risk of failure and may need replacement at any time.

It is recommended that prior to closing, the buyer consult with a HVAC contractor to discuss the cost of unit replacement to allow the buyer to make an educated buying decision.


Furnace / AC Age Difference – INPUT REQUIRED

Upon inspection of the indicated HVAC unit (specifically the air handler), it was noted that the furnace portion of the air handler was of a different age than the air conditioning portion of the air handler.  The ages of the HVAC Components were as follows:

Furnace / AC Age Difference – Furnace Near End of Life - INPUT REQUIRED

Upon inspection of the indicated HVAC unit (specifically the air handler), it was noted that the furnace portion of the air handler was of a different age than the air conditioning portion of the air handler.  The furnace portion of the air handler was aged and appeared to be near or at the end of its life expectancy. The age of the components was as follows:

R22 Unit – Phase Out Explanation

The indicated HVAC unit was noted to be operating on R-22. R-22 is a type of refrigerant that was commonly used in home air conditioning systems. However, due to its ozone-depleting properties, the use of R-22 was phased out under the United States Clean Air Act and the Montreal Protocol. The initial phase-out of R-22 began in 2010, with a decrease in the amount of R-22 that could be produced and imported each year. The production and importation of R-22 were banned completely in the United States on January 1, 2020. It is important to note that equipment that was designed to use R-22 can still be operated and maintained, but the R-22 refrigerant cannot be legally manufactured or imported after the ban date. If you have an older air conditioning or refrigeration system that uses R-22, you may want to consider upgrading to a newer system that uses a more environmentally friendly refrigerant. It is reasonable to expect the cost to maintain and source replacement parts and refrigerant for an R-22 unit will become increasingly difficult and expensive in the coming years.
