Insulation and Attic Ventilation

Turbine Not Turning

The indicated roof turbine vent was not operable – not turning. (Location detailed within the report photos) It is recommended that the damaged turbine vent be repaired or replaced as needed by a qualified contractor.


Evidence of Moisture Intrusion Through Gable Vent

During the inspection of the attic, evidence of moisture/rainwater intrusion was noted at the indicated gable vent. It is recommended that a qualified contractor be asked to determine the source of the moisture and then make the necessary repairs.


Evidence of Bird/Pest Intrusion Through Gable Vent

During the inspection of the attic, evidence of animal/bird entry was noted into the attic through damage or an opening within the indicated gable vent. It is recommended that a qualified contractor make the necessary repairs/replacement.


Thermostat Controlled Power Attic Vent – Cold Weather Limitation

A thermostatically controlled power attic vent fan was noted in the attic. This type of vent fan has a thermostat to actuate the fan motor when the attic temperature reaches a predetermined or set point temperature and automatically turns off when the attic temperature is below the set point temperature to conserve electricity. Unfortunately, the temperature at the time of the inspection was below the set point temperature and as a result the fan motor was not running which prevented the operational status of the power vent from being determined. It is recommended the vent fan operation be verified at the start of the next summer season.


Thermostat Controlled Power Attic Vent – Inoperable

The power vent fan in the attic was not operational. This type of vent fan has a thermostat to actuate the fan motor when the attic temperature reaches a predetermined or set point temperature and automatically turns off when the attic temperature is below the set point temperature to conserve electricity. The attic temperature at the time of the inspection DID appear to be above the thermostat controls set point. It is recommended that a qualified contractor be asked to further evaluate and make the necessary repairs/replacement.


Thermostat Controlled Power Attic Vent – Abandoned (Venting OK Without)

The indicated power vent fan in the attic was not operational. The unit appeared to be abandoned and no longer in service. At the discretion of the buyer, a qualified contractor could be asked to further evaluate and make the necessary repairs or removal.


Thermostat Controlled Power Attic Vent – Abandoned (Repair Recommended)

The indicated power vent fan in the attic was not operational. The unit appeared to be abandoned and no longer in service. As no other means of attic ventilation were noted, it is recommended that a qualified contractor be asked to further evaluate and make the necessary repairs or replacement.


Adequacy of Roof Ventilation Suspect

Upon inspection of the roof and accessible attic space(s), the inspector noted a potential lack of attic/roof ventilation. Roof ventilation is critical in controlling both the attic and roofing material temperatures. Additionally, inadequate roof ventilation can have a significant negative impact on the HVAC cooling efficiency and effectiveness. It is recommended that a qualified roofing contractor be asked to further evaluate the roofing/attic ventilation and if deemed inadequate create an action plan for repairs.
