Exterior Sink – Winterized – Not Tested

Upon inspection of the outdoor cooking area, it was noted the exterior sink had been winterized. (Water to the sink was turned off) As a result, the sink could not be tested at the time of the inspection.


Exterior Sink – Leak (Trap)

Upon inspection of the exterior sink in the outdoor cooking area, a leak was noted with the trap components (location detailed in the report photos). It is recommended that a qualified plumbing contractor be asked to make the necessary repairs.


Exterior Sink – Leak (Water Supply)

Upon inspection of the exterior sink in the outdoor cooking area, a leak was noted with the water supply components (location detailed in the report photos). It is recommended that a qualified plumbing contractor be asked to make the necessary repairs.


Exterior Sink – Non-Professional Installation

Upon inspection of the exterior sink in the outdoor cooking area, multiple defects were noted, and it appears that the sink and related water supply and drain components were installed using non-professional methods and materials. It is recommended that a qualified technician be asked to further evaluate and create an action plan for repairs.


Mini Fridge – OK

Upon inspection of the outdoor cooking area, the mini fridge was tested and appeared to be operational. The testing of the unit was limited to a temperature check of the interior compartment to verify cooling.


Mini-Fridge – Inoperable

Upon inspection of the outdoor cooking area, it was noted that the mini fridge was NOT operational. It is recommended that a qualified technician further evaluate to determine the functionality of the unit.


Mini- Fridge – Not Plugged In

Upon inspection of the outdoor cooking area, it was noted that the mini fridge was NOT plugged in. It is recommended that the buyer ask the seller as to the functionality of the unit.


Exterior Gas Grill – OK

Upon inspection of the outdoor cooking area, the gas grill was tested and appeared to be operational. The testing of the unit was limited to briefly igniting the burners.


Exterior Gas Grill – No Gas Source – Not Tested

The gas grill in the outdoor cooking area could not be tested at the time of the inspection. (No fuel source was available) It is recommended that the buyer ask the seller as to the functionality of the unit.


Exterior Gas Grill – Would Not Ignite

During the inspection of the gas grill in the outdoor cooking area, multiple unsuccessful attempts to ignite the grill were made. It is recommended that prior to closing a qualified technician be asked to further evaluate and determine the functionality of the unit.


Exterior Gas Grill – Poor Condition – Not Tested

Upon inspection of the outdoor cooking area, it was noted that the gas grill was in generally poor condition. As a result, the unit was NOT tested at the time of the inspection. It is recommended that prior to closing a qualified technician be asked to further evaluate and determine the functionality of the unit. It is possible that total replacement will be necessary.
